Storey Family Farm is a community-rooted, regenerative farm located in Mishawaka, Indiana. What began as a small urban market garden in South Bend has grown into a 65-acre diversified operation focused on pasture-based vegetable production and land stewardship. With a CSA membership model at its core, the farm offers fresh, seasonal vegetables directly to local households, and provides next-day delivery options that meet the needs of busy families.
Led by Stephen and Raquel Storey, the farm has steadily expanded its reach through deep relationship-building, a commitment to soil health, and a vision of agriculture that prioritizes both ecological and human wellbeing. Their produce is known for its nutrient density and quality, and their customer base includes local residents, chefs, and schools who value transparency and care in how their food is grown.
This loan principal amount of $760,000.00 will support the purchase of a 65-acre property, enabling Storey Family Farm to expand intensive vegetable production and increase greenhouse infrastructure. This move will also enable Storey Family Farm to assume stewardship of livestock operations on a neighboring regenerative grazing operation. This expansion allows the farm to meet growing demand for CSA shares and customizable delivery orders while strengthening year-round resilience through weather-buffering infrastructure and diversified enterprise streams.

This loan will be made to Storey Family Farm LLC, an Indiana State Limited Liability Company, which operates a diversified vegetable farm and sells products direct to consumers through a CSA program.
This loan will be used to expand the farming operation by purchasing a 65-acre property located at 60026 Bremen Highway, Mishawaka, IN 46544. The total loan amount is $760,000.00.
This is a secured loan with a first mortgage on 60026 Bremen Highway, Mishawaka, IN 46544 and a UCC-1 filing on all business assets. This loan is set at an 8.8% interest rate for the borrower and a net interest rate of 8% for lenders, accounting for a .80% servicing spread. This loan has a 60 month term with interest only payments for the first six months of the loan term, followed by principal and interest payments on a 20-year amortization schedule.
The proposed loan is subject to a partial guarantee from Community Investment Guarantee Pool, LLC (CIGP), a project of Locus Impact Fund. With CIGP’s partial guarantee in place, Steward is able to offset the risk of increasing the loan to value (LTV) ratio above our standard underwriting limits. Note that CIGP’s partial guarantee is limited and only covers part of the principal of the proposed loan and would become available after Steward has pursued other collection efforts.
The proposed loan carries a weighted leverage ratio of 94.74%. Taking into consideration the partial guarantee from CIGP, in a full-loss scenario, the maximum principal loss attributed to lenders is intended to be $665,000, for an effective weighted LTV of 82.90%, within Steward’s lending guidelines.
Steward’s loan servicing spread on this loan will increase from the standard 0.50% to 0.80% to partially offset costs associated with CIGP’s guarantee program.
